Last week, I asked the question of  “Why Are You Not Purchasing Real Estate in DFW Area?” and received several great comments. 

This week I would like to offer suggestions on how to “Purchase Real Estate in DFW Area with Little or No Money Down”.

1) Bond Programs – There are city and statewide bond programs that will assist with down payment, and closing cost.  Forget the misconception that these programs are only for those with low income.  Yes, there are great programs that service that need, but there are also bond programs that have other guideline and flexibility.

2) Veterans – This is one of the best, under utilized loan programs available to those who have supported Our Country and now it’s time to serve them.  Texas Veterans are given a lower interest rate and flexible loan criterias.  This program also has land purchase options.

3) Seller Assistance – FHA allows up to 6% Seller contribution towards closing cost and/or prepaids.  Sellers are able to contribute up to 3% towards your closing cost for conventional loans.  These options will leave you with minimal out-of-pocket expenses.  Traditional equity is still being built as you move closer to wealth building.

Here are a couple reason on why this is the time….but why are you not buying?

1.  Interest Rates – You can purchase real estate for less than purchasing a motor vehicle.  Real estate is an appreciating asset versus a car which is totally a depreciating item.  Just why?

2. Home Prices – Where else can you purchase a home in the suburbs of Dallas/Forth Worth area with over $3,100  sq ft with all the bells and whistles for less than a payment of $1350 per month.  Does this make more sense than leasing?

3.  Tax Break – Everyone is concerned about paying Uncle Sam.  Purchasing real estate is a great way to add money to your pockets.  As an Owner Occupant, you have several tax write-offs and it gets even better as an Investor while building personal wealth.   Is the return on the stock market better?
